Client Requirements
Meet with the clients to fully understand the needs and expectations of the project.
Meet w/ SCC & Designers
The client sits down to discuss their ideas including features / colours / overall scheme.
Devise Space Plan
Designer will ensure all design requirements including furniture will fit into each space with good ergonomics.
Pre-Construction Contract
Client and SCC construction enter into an agreement stipulating costs, timelines, project details.
Client Approves Drawings
Once the space plan is complete, the client reviews and approves. Changes are made if required.
Landlord Approval
Once all working drawings have been developed, they are sent to the Landlord for final approval and written authorization.
Tender Procurement
All materials and services required for the project are sourced and agreed upon.
Cost / Schedule / Quality
All costs are finalized. A schedule is created. Quality is is determined.
Sign Client / Owner Undertaking
Final written authorization to proceed.
2 Sets of Working Drawings
Full size plans are printed and form part of the permit application.
Municipal review
Local municipalities review all plans and code requirements.
Contract Signed
A final agreement is signed by Client and SCC construction outlining all project details.
Permits
Final authorization is acquired in the form of a written permit.
Construction Starts
The project is officially in 'build mode'.
Demo Wall Construction
Old materials and wall are removed. New walls and partitions are added.
Electrical Mechanical Plumbing
Rough-Ins
New power, data, telephone, plumbing, supply lines are added.
Municipal Rough In Inspection
City inspector will come to site to ensure all walls internal wiring and plumbing have been installed to meet building code.
Drywall
Drywall is now added to cover the wall structure.
Doors / Frames
Door frames, doors are added.
Flooring
Selected carpet, tile, hardwood are all installed.
Ceiling
Supported T-bar ceiling is added.
Kitchen Cabinets
Kitchen millwork and counter tops are added.
Baseboards
Baseboards are added to the bottom of all walls.
HVAC
Heating Venting Air conditioning is added to the space in the for of equipment and ducting.
Trim Work
Casings are added around doors and windows.
Glazing
All glass doors sidelights and internal windows are added.
Painting
All surfaces are primed and painted to meet design requirements.
Electrical Mechanical Plumbing
Completion
New power, data, telephone, plumbing, supply lines are terminated and connected. All items pass a final city inspection.
Furniture Install
New desks, tables, chairs are moved in and set up.
Occupancy Permit
City issues a permit to occupy the new space.
Project Completion
All building design requirements have been met and satisfied.
Client Moves In
Day 1 in new space is officially here!
